Our approach
Turning down a property today saves trouble tomorrowGRISELDA did not begin with a theory. It began with what we saw on the ground.
Short-term rental lacks structure: uneven quality, vague rules, responsibility spread thin.
Our approach rests on one conviction: a well-run property, within a clear framework, will always outperform one left to chance.
GRISELDA MANAGEMENT is not a concierge service. It is a private asset manager.
GRISELDA works to four principles: selection, control, optimisation and protection.
Selection
We decline more properties than we accept.
Control
Every guest approved by hand, every stay supervised.
Optimisation
We improve returns without cheapening the property.
Protection
Each property is treated as an asset to be preserved.
- 01Title deed and owner’s identity verified
- 02Co-ownership rules read — is short-term rental allowed?
- 03Insurance certificate current, and covering short-term rental
- 04Managing agent notified in writing that the property will be rented out
- 05Electrical installation: consumer unit, residual current device, condition of sockets
- 06Smoke detector and fire extinguisher in place
- 07Water heater and gas installation checked, ventilation adequate
- 08Drops, terraces, stairs and water features made safe
- 09Front door lock, and control of duplicate keys
- 10Actual sleeping capacity compared with the capacity advertised
- 11Bedding, household linen and supplies sufficient for turnover
- 12Plumbing: pressure, drainage, no leaks
- 13Air conditioning and heating in working order, room by room
- 14Sound insulation from neighbours and communal areas
- 15Access and key handover — no key safe in communal areas
- 16Internet connection tested at real speed, not advertised speed
- 17Full inventory photographed and countersigned
- 18Local trades identified: cleaning, plumbing, electrical
Where a patio or a terrace cannot be made safe without altering the character of the property, we do not pretend otherwise: we tell the guest in writing before arrival. What we cannot correct, we disclose.
What this means day to day
What sets us apart
- We read the co-ownership rules before accepting a property, and we decline the mandate if they forbid short-term rental.
- We check eighteen points, and we hand the report to the owner — including when it leads to a refusal.
- We manage only a limited number of properties in any one building.
- Our guest rules are published: the same for everyone, and enforced.
Measured growth, built on quality and operational consistency, rather than expansion for its own sake.
